Our Process
Renovating with Clarity, Confidence & Care
Renovating your home is one of the biggest investments you’ll make and it should be an exciting, rewarding experience.
Too often though, families fall in love with designs that don’t fit their budget, leaving them disappointed and unsure of what went wrong.
At Sedgmen Construction, we do things differently.
We follow the PAC Process (Paid As Consultant) — a proven framework that keeps your design, budget, and goals aligned from the very beginning. It’s where collaboration, transparency, and careful planning come together to create projects that are achievable, functional, and deeply personal.
What is the PAC Process?
The PAC Process changes the way homeowners, designers, and builders work together.
Instead of bringing a builder in after the design is complete, the builder becomes part of the team from day one.
This early involvement means:
-
Realistic budgeting – We provide cost feedback as the design evolves.
-
Buildable design – We help ensure your ideas can be constructed efficiently and safely.
-
Smarter decisions – You’ll receive advice on materials, methods, and sustainability choices that balance value and aesthetics.
-
Clarity and confidence – You’ll always know what’s included and how your budget is tracking.

How It Works
Step 1 – Enquiry & Fit Check
We start by getting to know your project through our enquiry form and a follow-up conversation. This helps us understand your goals, your stage in the journey, and whether we’re the right fit to move forward together.
Step 2 – Plan & Design Together
Working collaboratively with trusted designers, we align your vision with your budget from the start. Our experience and construction knowledge ground every decision in reality — avoiding surprises later.
Step 3 – Detailed Proposal
Instead of a “free quote,” you’ll receive a comprehensive proposal that clearly outlines the scope of works, inclusions, exclusions, and allowances — ensuring every element of your project is accounted for. This approach gives you a transparent understanding of what’s involved, what’s covered, and where your investment is going before signing a contract.
Step 4 – Construction
With documentation complete, we bring your renovation to life. You’ll experience clear communication, structured systems, and a team that values your home as much as you do.
Step 5 – Completion & Aftercare
We hand over a finished space ready for your family to enjoy and we remain available for support long after the keys are handed over.
How the PAC Process Fits Different Projects
Every project type benefits from the PAC Process, but how it’s applied can vary.
Extensions & Full Renovations
PAC is essential here. We work closely with your designer from the start to ensure your design aligns with your budget and structural requirements. By addressing costs and buildability early, you avoid re-designs and keep your project moving forward with confidence.
Kitchens & Bathrooms
For smaller renovations, PAC helps clarify layout changes, materials, and fittings before construction begins. It’s a faster, more focused version of the process — ensuring your design, selections, and budget are all aligned so you can enjoy a seamless renovation without costly variations.
Decks, Pergolas & Outdoor Living
PAC brings structure to outdoor living projects too. We plan for orientation, natural light, and airflow, helping you choose materials that perform beautifully in all seasons. With clear documentation and agreed expectations, you can build with confidence and enjoy your outdoor space sooner.
Home Adaptations for Neurodivergent Living
PAC allows us to collaborate early with families and specialists to ensure your renovation supports comfort, regulation, and daily function. By integrating sensory-friendly materials, lighting, and layouts into the design stage, we create homes that truly work for the way your family lives.
Why It Matters
Renovating isn’t just about finishes, it’s about how your home feels and functions.
The PAC Process helps us deliver projects that are:
-
Healthy and sustainable – We use low-tox materials and solar passive design principles.
-
Functional and thoughtful – Every detail is tailored to your family’s lifestyle.
-
Transparent and collaborative – You’ll always know what’s happening and why.
An Investment in Clarity & Care
The PAC Process is a paid pre-construction service, just like engaging a designer or engineer.
It’s an upfront investment in peace of mind: ensuring your renovation is achievable, cost-aligned, and ready for construction before a contract is signed.
Think of it as your renovation roadmap, a process designed to protect your time, money, and wellbeing from start to finish.
